Why Rising Vacation Rental Platform Fees Hurt Hosts and Guests (And Why You Should Book Direct)

Exposing Vrbo’s 12% Fee Hike and Airbnb's 15.5% fee hike: Why Platform Corporate Greed Means YOU Pay Higher Nightly Rates

When you plan a vacation, you’re looking forward to creating memories, relaxing with family, and enjoying a home away from home. But behind the scenes of popular online booking portals like Vrbo and Airbnb, the cost of securing that getaway is skyrocketing—and it’s not because local property owners are trying to squeeze extra profit out of travelers.

Big Online Travel Agencies (OTAs) are steadily increasing their take, squeezing both property owners and guests to bolster their own corporate bottom lines.

The latest tipping point? Vrbo recently announced a massive shift to a flat 12% host commission rate.

The Reality of the 12% Host Fee Shift

For years, vacation rental platforms operated on models that allowed hosts to manage costs predictably. Under Vrbo's new fee restructure, hosts are forced into paying a flat 12% commission on every reservation—applied not just to the nightly rate, but to mandatory expenses like cleaning fees.

This means owners are suddenly handing over significantly more of their gross revenue to a tech platform for simply processing a booking. When you combine platform commissions, payment processing charges, and taxes, third-party platforms are siphoning off a massive portion of every single dollar spent on a vacation.

And Vrbo isn't alone. Across the industry, major listing sites have moved toward structures that force hosts to absorb higher commissions while continuing to add hefty "traveler service fees" on the guest's end as well.

How Platform Greed Directly Hits Your Wallet as a Guest

It’s easy to think, "That's a host problem—how does an owner commission increase affect me?"

Here is the simple truth: these platforms leave hosts with no choice but to raise nightly rates.

To keep up with rising operational costs—from maintenance and local staff wages to utilities and elevated platform fees—hosts must adjust overall pricing. Because platform fees are calculated as a percentage of the total checkout amount, covering a 12% cut requires hosts to increase rates by even more than 12% just to break even on earnings.

When you book through a major platform, you end up paying twice:

  1. The Guest Service Fee: A direct mark-up added by the platform at checkout.

  2. The Inflated Nightly Rate: A higher base price that hosts are forced to charge to cover platform commissions that they are charged.

Instead of your hard-earned money supporting the actual home, local cleaners, and property upkeep, a giant chunk of your vacation budget goes straight into corporate platform fees.

A $140.00/night rate will change to $157.00 after Oct 29 on VRBO. In addition, the guest pays a "booking fee". Airbnb, that new rate is $162!

Why Direct Bookings Are the Win-Win Solution

Vacation rentals are built on hospitality, personal connections, and local community support. When corporate platforms put profits over people, everyone loses—except the middleman.

By supporting direct bookings, you help keep hospitality personal and affordable:

  • Best Rates Guaranteed: Cutting out middleman commissions allows us to offer you the lowest possible rate.

  • No Sky-High Service Fees: Avoid surprise platform service fees added at checkout.

  • Direct Communication: Communicate straight with the owner or manager who actually knows the property inside and out.

  • Support Local Businesses: Your money goes directly toward maintaining the home and supporting local service providers rather than funding corporate commissions.

Frequently Asked Questions (FAQ)

How can I find an owner directly if they are listed on a platform?

Finding an owner directly is the best way to bypass platform fees. This is often referred to as the "look, but don't book" strategy. Here’s how you can do it:

  1. Look on the Platforms, But Don't Book: Start your search on popular booking platforms (like Airbnb, Vrbo, and TripAdvisor) to see the range of properties available. Get a good idea of what you like, but do not complete the booking on the platform.

  2. Search by Property Name or Keywords: Once you find a property you like, take a close look at the title and description. Sometimes hosts include unique names or keywords. Search Google, Facebook, and Instagram for that specific title or a unique phrase from the description. 3. Use Image Search: Right-click on one of the unique photos of the property and select "Search Image with Google Lens" (or use a similar tool). This may help you find the property listed on other websites, including the owner's personal direct-booking site.

  4. Look for Clues in Photos and Reviews: Pay attention to clues. Does a photo show a business card with a URL, or a sign with the property's direct name and contact info? Sometimes reviews or the owner's profile will hint at their business name, which you can then search for. For example I put "mountainwoodcottages" as one word throughout my listing hoping the traveller will add the .com and find my website.

  5. Look for Social Media Pages: Many properties have their own pages on platforms like Facebook and Instagram. Search for the property name or location on these sites to find them and their direct-booking links.

The Direct Booking Solution: Booking directly with property owners removes platform middleman markups, ensuring transparent pricing, lower rates for guests, and direct host-to-guest communication.
